Digital Reality Trust Releases Leasing Results

Data center operator Digital Realty Trust has released their leasing results for the fourth ‎quarter and year-end 2010. The company plans to add a further 226,000 square feet ‎rentable space at their Phoenix- data center. ‎

During the quarter ended December 31, 2010 the Company had leased out approximately ‎‎478,000 square feet of space. Over 89,000 square feet of Turn-Key data center space was ‎leased out at an average annual GAAP rental lease of $184 per square foot, reflecting ‎strong demand for both Turn-Key Datacenter as well as Powered Base Building products ‎across multiple industry verticals in America and Europe.

Rental rates for Turn-Key ‎Datacenter space vary from market to market, impacting quarterly results. The Santa ‎Clara and New York Metro Markets saw the strongest pricing for Turn-Key Datacenters, ‎in their second and third quarter 2010 lease operations. About 44,000 square feet space ‎leased out in the fourth quarter was located in the US. Their strongest annual leasing ‎performance to date realized a total contract value of $1.2 billion in 2010, representing an ‎increase of over 160 percent in total square foot coverage and an increase of almost 100 ‎percent in annualized GAAP rent over 2009 lease signings.

Enterprise demand was ‎driven by the growth of various applications in IT sector and the growth of co-location ‎and managed services providers. Just-in-time delivery approach of their Datacenters and ‎Powered Base Building products enabled customers to expand their datacenter operations ‎with minimal capital and execution risk. As on December 31, 2010, the company had ‎signed leases totaling approximately 1.2 million square feet, in the last 12 months. ‎

Digital Realty Trust also acquired a new 370,500 square foot data center facility in ‎Singapore recently.‎
